EGS Grading Service
Has anyone heard of this grading service before? Here is an eBay link to a graded comic:

These pop up from time to time... they're a self-grading service. Notice how the seller is in the same town (probably the same house) as the grading service.
Sure, anyone can grade their own books and anyone can buy plastic and slab their own books, but to also pretend they've been "independently graded by an impartial third-party" is a scam.
The serial number on the back is hilarious. They will eventually grade more comics than the number of grains of sand at a beach, but for now, they're on #246.
Consider the book "raw" at or below the grade listed, then see if the price looks good. My guess is... it doesn't.
